If an incorrect name was typed on your deed document (ex: John vs. Jerry), a correction deed or affidavit must be filed and we will correct the name upon receipt of the filed correction deed/affidavit.

If the name has changed, a copy of the filed name change document is needed. For an individual, it may be a marriage license, divorce decree, etc. For businesses, we need a copy of the name change document filed with the Secretary of State.

In order to change the ownership on the property when the owner or one of the owner’s dies, DCAD needs to determine to whom the deceased willed the property. The person requesting the change of ownership must supply a copy of the death certificate, a copy of the probated will, or a filed and recorded affidavit of heirship in Dallas County or other such conveyance document. If the decedent had a homestead exemption, the surviving spouse must provide an exemption application, a copy of their Texas D.L. or ID that matches the property address, and a death certificate so the exemption records can be updated into surviving spouse’s name. If there is no surviving spouse and the heir(s) wishes to claim a homestead exemption, a General Homestead Exemption Application must be completed and sent to DCAD along with the required documentation.
