I have a question regarding the value of my Commercial property.

Why did my value change?

There are several reasons your value may change, including:

1.  The correction of the database, such as a change in square footage, or a correction of property characteristics.
2.  A value may be changed for equalization purposes.
3.  Sales information may indicate the current appraised value is lower/higher than fair market value.

How often does the Dallas Central Appraisal District value my property?

• The Appraisal District must appraise each property in the county at least once every three years. However, it can be more often if the market is active in that area.

How do I find the value of my property?

•  Each year, typically in mid-April, the appraisal district will mail out notices of appraised value.  Not every property is mailed a notice, but for all properties, the value can be found on the page for that account.  You can search for your property here. 

How did the appraisal district arrive at my value?

•  Utilizing comparable sales, income and/or cost data, or a DCAD appraiser applied generally accepted appraisal techniques to derive a value for your property.
